Property Condition Assessments for Existing Buildings and Properties

The purpose of the Property Condition Assessment (PCA) is to assess and advise the client of the current physical condition of a building and its property in order to provide an opinion of immediate and future issues that could result in financial risk or liability to the client. The PCA involves a walk-through to observe the existing conditions, review available construction documents, public records, and equipment maintenance records

The detailed findings are presented in a comprehensive report in accordance with ASTM E2018 guidelines that encompasses the condition and description of the following areas:

EMJNA’s observed physical deficiencies for immediate or future repairs or replacements are documented, discussed and cost estimates are prepared. Reserve replacement estimates are provided which generally cover the period of the loan term plus two years. Photographs of key building components, areas requiring repair and overall building physical features are documented.
